What to Look for in Houses and Apartments for Sale
October 19, 2020Until it comes time for you to sell your property, purchase a new home, or seek out a rental property in your local area, you can be forgiven for not paying too much attention to who all of the local real estate agents in town are. And often the first thing you will do when you do need a local real estate agent is hit up Google with the search terms ‘local real estate agents’ or ‘Hawkesbury real estate agent’.
Here’s some tips for finding the right real estate business to take care of you with one of the biggest financial transactions you will make in your lifetime.
Start by Looking at Reviews and Referrals
Referrals are worth their weight in gold for a real estate agent because a glowing review from someone who has utilised the services of your chosen agent is a great place to start. But don’t just look at the overall star rating of the real estate business on Google. There are lots of places that agents receive testimonials. Look at their Facebook reviews, Rate My Agent which is a website specifically for reviews from customers, and realestate.com.au is another site that collects client reviews. Also, be sure to look at the website of the agents that interest you and read the testimonials that they have posted on their website.
Look at Their Marketing
How well do your local real estate agents market properties for sale? Do you like the style of the photographs? Do they market in places that you as a customer frequent when you are looking for property? Are you seeing their presence in the local area?
If you like the way that they present properties, this is a great indication that they have not only appealed to your senses, but that other local residents have also placed their trust in the capabilities of this real estate agent.
Boutique Agents Vs Franchised Agents
What is the difference between a boutique real estate agency and a franchised one? A lot of people understandably believe that the branded agencies are all owned by one large company and report into a Head Office structure, but the reality is that the branded agencies are locally owned, the same as the boutique agencies.
Independently owned real estate agents may have more flexibility with resources, as they aren’t locked into any exclusive contracts with service providers based on their franchise agreement.
